Terms & Conditions

1   Rental object and keys

     (1) The Owner lets the following property to the Tenant:  Brookside, Station Road, Sherburn, North Yorkshire. YO17 8PR

           Maximum occupancy of 8 people inclusive of children, 1 infant and 1 well behaved dog.

           The house rules attached are valid.

           The rental property is a non-smoking property.

     (2) The rental property is fully equipped and furnished. Bed and bath linen are included in the price.

     (3) The Tenant is entitled to use all amenities at the property during the rental period.

     (4) The Tenant receives two house keys for the duration of the rental period.

 

2   Rental period, arrival and departure

     (1) The rental property is let to the Tenant from the arrival date until the departure date.

     (2) The arrival time on the arrival day is 3 pm.

     (3) The departure time on the day of departure 10 am prompt.

          At the end of the rental period the Tenant is to vacate the property and return the keys to the Owner.

          At the end of the rental period the Tenant should leave the property in similar condition to that in which it was found. Any 

          additional cleaning costs incurred by the Owner may be passed on to the Tenant at their sole discretion.

 

3   Rental price and payment methods

     (1) The rental price is per property for the duration of the rental period.

          This includes the cost of cleaning, electricity (EXCLUDING EV CHARGER), water and heating.

     (2) The amount is payable as follows:

           The deposit of 25% of the total cost of the holiday is payable on booking, with the remaining balance due 55 days prior to the

           arrival  date.

     (3) If the Tenant is more than 14 days late in paying, the Owner is entitled to terminate the contract immediately and without notice

           and to let the property to someone else.

 

4   Cancellation and early termination

     (1) If the Tenant terminates this contract before the arrival date, they are responsible for paying the following penalty fees to cover

          costs (excluding cleaning), as long as a further rental is not possible.

         Termination

          25% of the cost of the holiday is required on booking. If guests cancel the holiday this is non-refundable unless that period is

          subsequently re-booked (minus £30 booking fee).

          The remaining 75% of the holiday is to be paid no later than 55 days before the arrival date. If guests cancel the holiday after that

          date this is non-refundable unless that period is subsequently re-booked (minus £30 booking fee).

          WE STRONGLY ADVISE YOU TO TAKE OUT HOLIDAY INSURANCE TO COVER YOU IN THE EVENT YOU NEED TO CANCEL.

    (2) If the Tenant terminates their stay before the departure date for any reason, they are still obliged to pay the full rental price.

    (3) Termination must be made in writing. The date of termination is considered to be date the document is received by the Owner.

 

5   Liability and responsibilities of the Tenant

     (1) The rental property including the furniture and the other contents are to be treated with care. The Tenant is held responsible for             the actions of other people, including any guests or visitors they might have, within the house. The Tenant is liable for any 

           damaged goods, damage to the property or damage to anything else related to the property, whether caused by themselves or

           their accompanying guests or visitors.

     (2) Faults that are found before or during the rental period are to be reported to the Owner immediately.

     (3) Animals are allowed with prior consent from the Owner.

     (4) House rules: the Tenant agrees to follow the house rules.

 

6   Contract wording and clause

    (1) Changes and alterations to this contract are required to be in writing.

    (2) If any of the legal requirements set out in this contract are inoperative or impractical, or become so after completion of the 

          contract, the effectiveness of the remainder of the contract will not be affected.

    (3) This contract relates to the law of the following country United Kingdom.

 

House Rules

Pets are not allowed on furniture, in the bedrooms, or swimming pool room. They must be exercised outside the garden and not left unattended in the property or in the garden. Please ensure that no dog waste is left in the garden.

Please put the cover over the pool when you have finished swimming (cuts down on condensation and keeps the pool warm).

Please keep patio doors that lead from the dining room into the pool room closed at all times.

The property has a septic tank. We ask that only toilet paper is flushed down the toilet and that guests don’t use bleach.

 

Restrictions on Use 

You and all members of your party agree to keep the property clean and tidy, to leave the property in a similar condition as you found it when you arrived, and to behave in a way at all times while at the property which does not break any law. You and all members of your party also agree not to use the property for any illegal or commercial purpose, including subletting it or otherwise allowing anyone to stay in it who we have not previously accepted. You are responsible to us for the actual costs of any breakage or damage in or to the property – along with any extra costs that may result - which are caused by you or any members of your party. We can ask for an extra payment from you to cover any related costs.  

 

We can refuse to allow you into the property or ask you to leave if we reasonably believe you or any member of your party (or any other person you have invited to the property) are behaving illegally or antisocially or that any damage is likely to be caused, has been caused or is being caused by the behaviour of you or any members of your party or any person you have invited to the property. We will treat these circumstances as a cancellation by you.  

 

Maximum occupancy - You also must not allow more than 8 people and 1 infant to stay overnight in the property. You cannot arrange for visitors to the property - without asking us in advance. You must not hold events (such as parties, celebrations or meetings) at the property without asking us in advance. If you do any of these things, we can refuse to hand over the property to you, or can repossess it. If we have to do this, we will treat this as you cancelling the booking. In these situations you will not receive a refund of any money you have paid for your booking. We will not be legally responsible to you as a result of this situation. (This will include, for example, any costs or expenses you have to pay due to not being able to stay in the property, such as the cost of finding other accommodation.) We are not under any obligation to find any alternative accommodation for you.  

 

You must allow us, or our workmen, access to the property at any reasonable time during your stay. (In an emergency, or if a problem needs sorting out quickly and you cannot be contacted in time, we reserve the right to enter the property at any time without giving you prior notice).
